The scope, in writing, before you sign anything
This is our baseline for a typical office. At the walkthrough we adjust it to your building and hand it to you in writing — so you can lay it next to any other bid and compare line by line.

Quoted separately: floor stripping and waxing, deep carpet extraction, exterior windows above ground level, pressure washing, and post-construction cleanup. We keep these out of the monthly number so your monthly number stays flat and predictable.

How the price is built
We price the work, not the square footage
A price per square foot sounds simple, but it punishes well-kept buildings and rewards companies that do less. We count the crew-hours it actually takes to do the scope above, and that's your price.
Your monthly price comes down to three things:
- How many times a week we come
- How many restrooms, and how much hard floor
- How many people use the space each day
You get the number at the walkthrough or the next day. It's a fixed monthly price — if the scope doesn't change, the invoice doesn't change.
What facility managers ask us
- Are you insured? General liability at $1,000,000 per occurrence and $2,000,000 aggregate, plus contractors errors and omissions. We send the ACORD certificate and our W-9 the same day you ask — before you shortlist us, not after.
- Who is in my building? The same people every time, and we tell you their names. We don't use subcontractors.
- How do you handle keys and alarm codes? We sign a key log, store codes separately from addresses, and tell you the same day if anyone leaves the crew.
- What if something's wrong? Text us. We come back within one business day and fix it at no charge.
- Can I get out of it? Yes — 30 days' notice. No annual lock-in, no cancellation penalty.

How fast can you start?
The walkthrough usually happens within 48 hours of your call, and the written price lands that day or the next. Most clients start within a week or two.
Do you clean at night or on weekends?
Yes. Most of our commercial work is after hours, early morning, or weekend — whatever interrupts your operation least.
Do you bring your own supplies?
Yes — all equipment and cleaning products. Building consumables like paper, soap, and can liners we can either stock and bill through, or you keep supplying them. Your call.
Can you use green products?
Yes. We can run low-odor, lower-chemical products building-wide or in specific areas. Tell us at the walkthrough.
I'm collecting bids. Can you respond to an RFP?
